Final Cut Pro 6 Rendering Error?

I am trying to render a transition, and everytime I hit apple+r on my mac, it says "Specified file is open and in use by this or another application".. It ONLY renders if I restart FCP, and it will only render once. Its getting to be a hle to quit every 2 minutes! Help!! I have a MacBook Pro and FCP 6.0.5
